Property Standards and Cleaning

At Innovative Property Management we pride ourselves in supplying beautiful, safe and healthy homes for our valued tenants. We also know that a home in exceptional condition attracts a great tenant.

Below you will find our Property Standards and Cleaning Checklists. If there are some items at the property that need fixing or repair you can do them before handing over the property to us or we can handle the work and bill you for it once we are managing it. Likewise you can have a professional cleaning service in to your house after you have moved out or we can hire one of our trusted vendors to do the cleaning for you once we are managing it.

Property Standards

Outside:
  • Cement - pressure washed and clean, no moss or stains
  • Wood Decks - stained or otherwise presentable, no rot, no popped nails
  • Yard -kept up, no weeds or overgrown plants, flower beds clean, mulched, no debris piles, trees pruned not touching structure
  • Roof - no moss, clear gutters and downspouts
  • All personal garden accessories removed (bird baths, planters, wind chimes etc)
Interior
  • No personal possessions, no furniture, everything empty
  • HVAC system serviced and clean (filters, ducting) no rusted register vents
Flooring
  • Carpeting - in good repair, no holes, stretched and professionally cleaned
  • Tile - Not broken or missing, grout in good condition and sealed
  • Laminate or hard floor - No gaps, tears or stains
Walls
  • No holes, mold, excessive nail holes, nicotine stains, or food stains
  • No wall murals or unusual wall decor
Windows
  • Not broken, no broken seals (fogged up)
  • Screens on any window that opens (no rips or holes)
  • Working condition - including locks
  • Blinds or curtain rods (not missing, functional, no stains)
Kitchen
  • Appliances - working order and present and empty, good condition (no broken/missing parts)
  • Cabinets and Drawers - working order and empty
Bathrooms
  • Toilet/Seat Cover - working, not stained, not cushioned
  • No water damage and no active leaks
  • Shower doors functioning or curtain rod in place
Garage
  • No extra appliances
  • Shelves can be left if safe and secured to wall
  • Garage door safety systems working
Safety items
  • One key for all locks no interior keyed deadbolts
  • No interior keyed doors
  • Working smoke (1 per bedroom,1 on each floor) and CO detectors (1 on each floor)
  • Safety labeled screens on upstairs windows
  • If a wood burning fireplace is available we need proof of recent inspection and/or cleaning
Other Considerations
  • Each unit must have it’s own electric meter
  • Owner not to store personal possessions at the property
  • Plumbing fixtures should all be working and fully functioning
  • Appliances
  • Washer and Dryer installed and in working order
  • No Wells or Septic systems
  • No Owner storage areas

Cleaning Checklist

General
  • Dust/Clean all light fixtures, any cobwebs in corners/ceiling
  • Clean all open shelving
  • Wipe all door knobs, outlets, switches
  • Clean all windows inside, tracks and sill 
  • Clean sliding glass door inside, track
  • Wipe down walls if needed (exception kitchen/bath), baseboards
  • Vacuum all carpeting, including stairs
  • Clean All Doors inside and out including exterior doors
Laundry
  • Run Washer on Hot with bleach dispenser filled to max fill line
  • Clean out lint in dryer, wipe out with disinfectant
  • Wipe out all cabinets, shelves, doors inside/out
  • Wipe all counters, backsplashes
  • Clean sink, trap, washer outlet box
  • Sweep, mop floors
Kitchen
  • Clean stove/oven/pan drawer thoroughly 
  • Run the self-cleaning cycle on oven if available, if not clean by hand
  • Clean vent hood - underneath and on top, filter
  • Clean filter in Dishwasher, run cycle with disinfectant
  • Clean disposal bib, run with hot water
  • Clean drawers, shelves, walls and seal of refrigerator/freezer
  • Clean sink, trap
  • Wipe out all cabinets, shelves, doors inside/out
  • Wipe all counters, backsplashes
  • Wipe down walls, baseboards
  • Sweep, mop floors (including under and behind appliances)
Bathrooms
  • Clean bathtub/shower and surround
  • Clean toilet inside/out
  • Clean sink, trap
  • Cabinets/Drawers Cleaned (Inside & Out)
  • Polish all chrome and faucet handles
  • Clean mirror
  • Wash window inside, track, sill
  • Dust blinds
  • Wipe down walls, baseboards
  • Sweep, mop floors
  • Clean vents and exhaust fan
