Often agents will try to protect their relationship with their clients by offering to manage rental properties for them but:

  • With so many complex laws, rules and procedures you are exposing you and your client to a great deal of liability.
  • Maintenance can be very complex and time consuming to handle properly.
  • It's challenging to find and retain the best contractors in the area.

You Can do What You do Best

Rather than spreading yourself thin, do what you do best which is networking, advertising, creating relationships and helping your clients buy and sell property. You are the specialist at creating relationships, finding houses, managing the sale and getting the deals closed, not the ongoing management of tenants, bookkeeping and maintenance.

You Keep your Client!

We only do one thing, manage residential property. You never have to worry about us helping your client with the next purchase or sale because that isnt something we do. We are licensed property managers and members of the National Association of Residential Property Managers (NARPM), not real estate agents. Nobody on our team has a real estate license. We keep your info in our system and when your client is ready to buy or sell again we will refer them back to you.

Referral Fee

We will thank you for your trust in us to manage your client's property in the form of a modest $200 referral fee once we have placed a tenant in the property. We will likely hear first when the client is interested in another property or thinking of selling their current property(ies) so probably the more valuable benefit of working with us is that you will have the comfort of knowing that when the time comes you'll be getting your client back.

Pre-Purchase Services

We can provide a rental value assessment
  • Provide a comprehensive market analysis including an estimate of rent
  • Projecting estimated expenses for similar properties
  • Help analyze risk of a potential property
  • We will assist you with this evaluation before an offer is made, free of charge to you and your client.

Don't Forget to get HOA Approval to Rent!

Don't forget that some HOAs are at the limit for the number or percentage of homes in the area that are rentals. It is important that you or the prospective buyer verify that the home can be rented by contacting their HOA before making an expensive financial mistake. It has happened before.
