We use professional bonded, licensed and insured vendors (painters, handymen, plumbers, carpet cleaners, etc.) to ensure your safety and that the job is done quickly and professionally.

Maintenance requests can be submitted two ways:
  • The best way: In your app store on your phone search for "Online Portal by AppFolio" by AppFolio, Inc. then log in with the login and password you used when you signed your lease. Using the app you can submit pictures and a description of the issue for fastest service.
  • The second best way: You can submit a mintenance request with the tenant portal although you are not able to submit photos which can greatly help with diagnosis and getting the job done right quickly.
You will be asked for permission to enter your home to perform the request without having you present. We will notify you if this will be done and is usually the fastest way to take care of the problem for you.  

If you are experiencing a maintenance emergency call our main phone number 503-902-1022 and during regular business hours talk to our maintenance department. After business hours follow the prompts to be directed to our professional emergency maintenance service. It is your responsibility to mitigate damage as much as is practical by shutting off water and/or electricity or calling 911 if the situation warrants. A maintenance emergency is water damage, loss of heat, severe weather related damage to the home.

We retain detailed Move-in and Move-out condition forms for proper documentation of the condition of your rental home.
