A Little Background


Founded in 2001 we are an established property management firm representing investment rental homes in the Hillsboro, Beaverton and general Portland metro area with emphases on honesty, professionalism, and communication.


All of us at Innovative Property Management, pride ourselves on maintaining excellent communication with our clients and tenants. We keep our clients informed of all activities involving their property, so there are no surprises with their investments.  We hear from our new clients that a lack of communication is the number one reason they have left their previous management company. Our highest priority is communication, and is the reason we have an extremely high client retention rate.

Speciality and Size

Innovative Property Management only manages residential property. We specialize in single-family homes, townhomes, condos and multi-plex units located on the westside of the Portland Metro area. We do not have real estate agents on our staff and manage no commercial, retail or large apartment buildings. We also do not manage HOAs. We have only one job and that is manage your residential home.


Between us and our sister company Innovative Property Management we manage hundreds of homes in the area and are proud of our excellent online reviews and happy property owners and tenants. Sometimes it is a tough balance to keep both owners and tenants happy but it is a challenge we step up to and embrace. We want our property owners to make a fair profit and we want our tenants to have a clean, safe place to call home.

What makes us different

There are a couple of items that make us different than most other property managers:
  • We are not built around a real estate business so we dont operate in that manner.  We are not a portfolio manager driven company but instead are departmentally managed like all newer modern businesses.  We have dedicated leasing, maintenance, accounting and sales departments that are specialists in their particular part of the industry rather than a portfolio manager that tries to be a specialist in everything.  You may need to talk to different people in our company depending on what your needs are but you will get the right answer the first time when you do.
  • We dont do a lot of things.  Many residential property managers also manage commercial, retail, farm, large apartment buildings and Home Owner Associations.  We dont do any of that...we only manage single or small multifamily residential property.
  • We aren't run by a real estate firm or agents.  In fact our company is led by a couple of guys with Management Information Systems degrees from Oregon State University that spent a large part of their working careers in the high tech industry.  We are data driven and use lots of systems and processes to make sure you have a consistently good experience working with us.

Organizations we are a part of

The National Association of Residential Property Managers (NARPM®) provides resources for residential property management professionals who desire to learn, grow, and build relationships.


NARPM® is the premiere professional association designed for real estate professionals who know first-hand the unique challenges of managing single-family and small residential properties. They offer an effective, professional learning environment for owners of property management companies and their employees.


A property manager licensee can manage rental real estate as defined in ORS 696.010​ individually, with principal brokers, or with other property managers.


An individual can hold only one real estate license (broker, principal broker, or property manager) at a time.


As an Oregon licensed business we currently have 4 people in our office that are licensed Property Managers with the State of Oregon Real Estate Agency.  We are not licensed as brokers and so we only have one job...manage residential real estate.
